Tenant and Leaseholder Annual Report: Safety and Quality standard
This standard covers health and safety, repairs and maintenance and adaptations in your homes. We will:
- hold accurate and up to date information on the quality and condition of homes
- meet decent homes standards
- ensure homes are healthy and safe
- deliver an effective, efficient and timely repairs, maintenance and planned investment service for homes and communal areas
- assist tenants seeking housing adaptations
What we have done
- surveyed 6400 homes. These surveys have gathered accurate, up to date information about all aspects of your homes, for example: windows, doors, kitchens, bathrooms, and so on
- the information is being used to develop 1 year, 5 year and 30 year work plans
- reviewed our repairs policy. We have introduced a new category of repair. Planned repairs, these repairs need intrusive work that may need several trades or specialist contractor. Often they need a survey before work can be planned. Our repairs time frames are:
- emergency repairs completed within 24 hours
- standard repairs completed within 20 working days
- planned repairs completed within 60 working days
- the Decent Homes standard can be found online
- information about how we keep your homes safe can also be found online
What we will do
- survey the remaining homes to make sure we replace the right things in the right homes at the right time. Please help us to do this by giving access to our surveyors when they contact you
- develop our online portal so you can report your repairs and make an appointment on line, at any time
- introduce transactional repair surveys. We will contact you after your repairs so you can tell us what you think of the work. This will help us understand our performance and quickly make improvements
- completed retrofit work at Alex Lyon House and Honeysuckle House to install heat pumps, to make the homes warmer and cheaper to heat
- improve over 1000 homes by delivering a £15 improvement programme. This work will include kitchens, bathrooms, roofs, and so on
