New council homes

We developed and completed 4 housing schemes in York between 2014 and 2017, as part of Phase 1 of our build programme.

We continue to look for opportunities to build more affordable housing in York, with consideration given to:

Most of the homes will be for 'social rent', unless Homes England funding is secured. This would require the rents to be negotiated under the 'affordable rent' regime.

Where possible, the homes will be built to a minimum of Code for Sustainable Homes Level 4, through a 'fabric first' approach (achieving sustainability through built materials rather than technology), resulting in lower utility bills for tenants.

Current development schemes

  • James House - work has started on James House (a former office building) to create 57 self contained flats. Accommodation will be allocated to homeless households awaiting permanent accommodation, developed for families with dependent children, couples and single people.

Upcoming development schemes

  • Newbury Avenue - planning approval for 5 bungalows has been granted. Work commenced in September 2018
  • Chaloners Road - a planning application is expected to be submitted by the end of May 2018

Elderly Person Provision

In addition to building new temporary accommodation and 'general needs' housing, we're looking to improve, replace and/or expand Elderly Person Provision in York. Our plans aim to help older people remain independent in their own home for as long as possible, while offering a choice of accommodation to meet their requirements.

Glen Lodge, one of our independent living schemes, has been extended to provide 25 flats and 2 bungalows. The scheme includes 24 hour support and was completed in November 2017.

Marjory Waite Court is an independent living scheme with 24 hour support, providing 42 homes:

  • 22 flats, with 1 or 2 bedrooms, in the main building
  • 20 properties, mostly bungalows, around the outside of the building

A planning application has also been submitted for an extension to the existing building to provide 33 new homes - there will be 29 new Extra Care apartments and 4 two bedroom bungalows.
