Welcome to your annual report for 2025-26

Can I welcome you to this Annual Tenant and Leaseholder report. It shows the Council’s housing team has made positive progress in many areas in the last year, though there remain other important areas where progress has not been adequate, and areas  such as complaints handling which require significant improvement. We need and must do better.  I am determined to help ensure that happens, but it also needs your involvement and feedback to help tell us where things aren’t right and your priorities for action. "In this report, we share what we have achieved over the last year and our priorities for the year ahead. These are set out against the four Consumer Standards that the Regulator of Social Housing expects us to meet."

We also share information about our performance, so you can see how we are doing. The report includes information about our finances and the complaints we have received during the year.

Throughout the report, you will see information about tenant satisfaction. This comes from our Annual Tenant Satisfaction Survey. This is sent to every tenant by email or post. We are pleased that satisfaction has increased across all 12 of the main measures, with improvements of more than 10 percentage points in many areas. These are reported to the Regulator. Thank you to everyone who took the time to complete the survey.

This year, we also had our first inspection by the Regulator of Social Housing and received our first regulatory rating. You can find out more on our website at  Housing Regulator rating welcomed as council reaffirms commitment to tenants.
