The government sets a minimum standard, known as the 'decent homes standard', for all council and housing association homes, stating that they must:
- be in a reasonable state of repair
- have reasonably modern facilities and services
- provide a reasonable degree of thermal comfort

Meeting the decent homes standard
Through our modernisation scheme, Tenants' Choice, we are committed to ensuring that our homes meet the decent homes standard.
We undertake stock condition surveys to identify which council houses meet the standard and which don't.
We aim to check 10% of our 'stock' each year and set aside a budget to bring homes up to standard. We use the survey information to identify those homes that need the most urgent attention and prioritise them for decent homes work so that our annual list (programme) of work deals with those properties that fail the standard.
Our approach to 'decent homes' work is based on an assessment of each individual property, so the works we do for you may not be the same as what we complete in your next door neighbour's property.

Decent homes modernisation
If your home is to be included in the Tenants' Choice programme we will contact you to let you know when we think works will begin.
If you do not want us proceed with the works, we can delay this until you move. However, we will carry out any works that are needed to keep you safe - such as rewiring.
Each year we hold a Tenant's Choice exhibition to discuss the programme 2 months before it is due to start. This is your opportunity to view bathroom and kitchen materials and meet the contractors.
