P1 Idea A - Long term extension of SPARK:YORK
Spark:York is a unique venue, offering flexible space to local businesses and the community. Temporary planning permission expires in 2020, but could be extended.
P1 Idea B - New workspaces and apartments
Alternatively, a more permanent solution for future use of the site could be a live/work development, containing small workshop spaces as well as living accommodation. It could also provide space for independent shops and cafes.

P2 Idea A - encourage current developer-led plans
Currently under private ownership, the developers have submitted planning applications and enquiries to build new hotels on the sites. This would bring back into use poor quality and derelict buildings.
P2 Idea B - influence developer's plans
We could try to influence development across one or both of these sites by working informally with the developers. The type and use of buildings could be changed to encourage better connections with the River Foss and more attractive, usable public space along Piccadilly. For example, residential development could be provided with riverside gardens, active ground floor uses and open public space linking Piccadilly with the River and the Castle area.
P2 Idea C - become a partner in developments
We could try to form a development partnership with the private land owners. A comprehensive approach to the development of both sites would increase development value and provide the opportunity to replace and reposition buildings, opening up views to the Castle area and creating better connections with the River Foss. The site could also introduce a new residential neighbourhood, with small shops, offices and cafes.

This former council car park closed in January 2017 due to unsafe buildings on the site, and a planning application has been submitted for demolition. Following demolition, future uses for the site could include:
P3 Idea A - new apartments
A 5 to 6 storey residential building with active ground floor uses including retail/leisure or parking, enhancing the existing neighbourhood at Piccadilly Plaza and the proposed conversion of Ryedale House from office to residential use. The building should utilise its riverside setting and provide direct access to the River Foss environment. Flood risk, and the design of the site would need to be appropriately considered in order to ensure the safety of residents and to maximise views of the Castle area.
P3 Idea B - multi-storey car park
Alternatively, the site could be used for a multi-storey car park, replacing any lost parking should Castle Car Park close and St George's Field remain unchanged. The Castle Car Park currently provides for 318 spaces (including 31 disabled bays) which would need to be provided elsewhere if it closes.
