Soundproofing council homes

Keeping noise down in older flats and maisonettes can be very difficult. Usually this is due to the poor sound insulation as they were not built to cope with modern noise levels.

Lack of insulation allows normal household noises to pass between homes.

If you live in a flat or maisonette you may be able to hear noise from the property above or below. This could be music, the TV or just people moving around, talking and going about their day-to-day business.

This noise can be disturbing and made worse because of differences in lifestyles and hours of work.

The soundproofing programme

During 2013/14 we soundproofed some of our council flats to improve the sound insulation and reduce the level of household noise.

We have identified homes that can be soundproofed, as not all homes are suitable. For example, floors and ceilings must be made of timber.

When the work is complete you will find a large reduction in noise transferring between flats.

Find out if your home being soundproofed

You can contact the Capital Projects team to check if your home is due to be soundproofed.

We will send you a letter when the work is due and give you the contact details of one of our surveyors who will answer any questions you have. We will also include the details of the contractor who will be doing the soundproofing work.

Carrying out soundproofing works

The contractor will get in touch to arrange to survey your home and let you know when work is due to start. They will try to fit in with any plans you have.

This work will cause disruption as we will need to access all the rooms in your home. We may need you to move some of your furniture but we can help with this when work starts.

The soundproofing work involves building another ceiling below the existing one. We do this by leaving an air space and building a timber frame. Insulating boarding is then placed between the framework. We then plasterboard and skim to create a new ceiling which is approximately 90mm lower than the existing ceiling.

This work should take no longer than 1 week to complete.
