Local Land Charges Searches are searches that are carried out by a solicitor or licensed conveyancer acting on behalf of a person buying selling land or property.
The search is a series of standard questions designed to give any potential buyer as much information as possible about the property. Buyers can also ask the council for information not covered by the standard questions.
The council holds information on issues such as, Planning, Building Control, Highways, and Environmental Health as well as policy information contained in the Local Plan.
The standard Local Land Charges Search is divided into two parts; the LLC1 and the CON29(R) These are normally submitted together with a location plan in duplicate to Ordnance Survey standards by the solicitor or licensed conveyancer acting on your behalf.
Form LLC1 is a search of the local land charges register and will tell you if for example the property is a listed building or if it is in a conservation or smoke control zone. It will also tell you if any trees on the property are protected by tree preservation orders.
The CON29(R) contains a series of standard questions covering Planning, Highways, Building Control and Environmental Health. Forms are available from any legal stationer or the Law Society.
There are also a series of Optional Enquires that can be asked by submitting form CON29(O) and indicating which enquiries your are seeking information on.

Your solicitor or licensed conveyancer will submit the search application with the appropriate fee to Local Land Charges Department. Currently we return search applications within 3 working days or less.
Searches can be submitted either by post, the Document Exchange System (DX) or electronically via the National Land Information Service (NLIS) through one of its licensed channels. Full details of which are given below.

All searches must be accompanied by 2 location plans.
The council is connected to the National Land Information Service (NLIS) at Level 3 which means that search applications can be submitted electronically using one of two licensed NLIS channels. Searches can also be returned by the same means.
