Receiving a rented housing offer

What happens if I am successful in bidding for a property?

We will contact you within 5 working days if you have been successful. 

If the property is empty and ready to let we will invite you to view the property. You will normally have two days to let us know your decision.

If the property is not yet ready for letting (we will normally advertise properties as soon as the outgoing tenant gives notice) we will ask you to accept, in principle, that you want this property.  We will then invite you to view the property when it is ready for you to do so.

What if I am top of the list for more than one property?

We will contact you within 5 working days and ask you which property you want to accept.

New home letting standard

Before you look at the home we will clean it and make sure the garden is tidy and meets our letting standard. 

All new homes let will meet the letting standard, which sets out the condition of the property and also offers guidance on reporting repairs and what safety checks have been made.

The standard is called "Your Home, Our Promise" and a copy can be downloaded from this page.  You will receive a copy of the standard when you view the property.

Viewing your new home

When you meet the estate manager they will discuss with you whether repairs are needed and arrange for the work to be done when it is convenient for you.

You will also be told if there is a decoration allowance. Written confirmation of any decoration allowance will be sent to you.

They will tell you what the rent is and will give you advice about claiming housing benefit.

We will supply each new tenant with a DVD that goes through all of this key information, because it is a very busy and exciting time.

Accepting your new home

Once you have been shown around and given all this information you can accept the home there and then. If you want more time to decide we will ask you to make a decision within 48 hours.

Refusing an offer

If you're not happy with the housing you are offered you should discuss this with the person who shows you round. If there are any problems we will do our best to solve them.

Nominations to housing associations

If you are nominated by the council to a housing association the association will make contact directly.
