Burnholme Green development site

The Burnholme Green housing development site is part of a major council regeneration project which has already delivered a new library, community facilities, and care home on the former Burnholme College site in the Heworth Ward.

The site is 1.34 hectares and accessed through the existing Mossdale Avenue, built off Bad Bargain Lane to serve the new community facilities. The Burnholme Link, an important cycle and pedestrian link to the east of the site, from the community hub to Derwenthorpe, was opened in January 2020.

The aim is to maximise the potential of the site while respecting the local surroundings, to provide high quality homes which meet the housing needs of our residents, all in the context of addressing climate change.

Burnholme Green proposals

The Burnholme site gained planning permission for the development of 78 homes and 5 self-build plots in October 2021. Construction in now underway to deliver a mix of homes for people of all ages in a community where residents can thrive, with:

  • 20% social rent
  • 40% shared ownership
  • 40% outright sale

There will be a range of types and sizes including:

  • 55 x terraced houses (2, 3, and 4-bed)
  • 4 x intergenerational properties consisting of a 3-bed duplex above a self-contained one 1-bed ground floor flat
  • 10 x 1-bed flats
  • 9 x 2-bed bungalows

More than a quarter of the homes are designed to be fully wheelchair adaptable (M4(3) accessibility standard).

The project builds on the 2 core principles of the wider Burnholme scheme, health and wellbeing. The mixed-tenure homes will be built to certified Passivhaus standard and the development overall is designed to be net zero carbon in use. The Passivhaus homes will provide an optimal indoor environment quality while bringing right the typical carbon footprint and energy bill that living in a conventional home usually brings.

The scheme is landscape-led with generous new green spaces and further enhancements to the existing neighbouring public space to the east. The development will also see improved cycle links north to south for people living in the area, with the new streets focusing on providing a pedestrian and bike-friendly environment through play streets which will be entirely car free, and generous cycle storage for all homes. This and the secure communal spaces (‘snickets’) at the centre of the terraced blocks will encourage outdoor recreation and social interaction.

Burnholme Green engagement

Engaging with local communities has been key to developing the proposals. Local residents were involved from the outset to help to develop an understanding of the local context and to develop a brief used to design the proposals. This included drop-in events and more intensive workshops at @The Centre at Burnholme.

This engagement shaped the proposals gradually, considering options and scenarios, as the proposals got refined at each stage by the community. A consultation on the final proposals was then undertaken online (during the COVID-19 lockdown) in Spring 2020. This was followed by the pre-planning consultation both online and with an external display on site in August-September 2020. The planning application was then submitted in October 2020.
